Schematic Design

Researching zoning requirements and the municipal approval process lays the groundwork for implementation. Concepts and illustrative drawings are developed and presented to set pathways for the evolution of schematic design schemes through a unique interactive involvement with the client.

Design Development

Ongoing dialogue allows for the review of options and our team fine-tunes the formation of an optimum design. Analysis of building codes and the municipal approval process is orchestrated as required for each project. In turn, the integration of site, structural systems, along with the multitude of building technologies is paramount during the design development process.

Construction Documents

Our team develops the complete set of plans, details, and specifications, along with the coordination of plans by our team of engineering consultants for site, structural, mechanical, electrical, plumbing, and fire protection systems. The cumulation of these documents forms the basis for contractors to determine labor and material costs, obtain building permits, and for construction.

Bid and Contractor Selection

The bid process involves preparing the bid package. Our team also assists the client with the coordination, evaluation and selection of contractors.

Construction Administration

Our team performs observation of construction, along with assisting the client with advisement and designated administrative tasks.

Sustainable Strategies

Many of our projects utilize sustainable strategies, resulting in environmentally responsive buildings. They may include stormwater harvesting, passive solar, photovoltaics, geo- thermal and air source heat pumps, recyclable and renewable materials, adaptive re-use, low-emitting materials, daylighting, and Earth sheltered envelopes.
