Wauregan Mills Concept Feasibility

Constructed during a series of periods during the 1800s and mid-1900s, Wauregan Mills served as a cotton mill. This complex of multiple multi-level buildings including 375,491 s.f. displays stone walls, a dense rhythm of windows, multi-tower elements, wood timber construction, and many unique details. Indeed, this historic mill exhibits a presence that evokes the potential for adaptive re-use. FA was engaged to develop façade and exterior concepts for transforming this mill into a multi-family housing project. New design features include enticing entries, outdoor plazas and gardens, seating areas, along with paving, landscaping, light fixtures, and banners, as well as façade and window improvements. Utilizing photography for existing conditions and generated 3-D modeling, the concept renderings illustrate the potential transformation for a new life to this historic mill. Ultimately, the developer did not move forward, however the future may someday unfold for this site’s next chapter.
